The Challenge
The client was running their business on a combination of Excel trackers, email threads, and a generic CRM that was never designed for real estate. Property managers spent half their week chasing rent payments, manually sending lease renewal notices, and relaying maintenance requests between tenants and contractors over WhatsApp. There was no visibility into cash flow until the accountant compiled reports at month-end. When as the client expanded to 300+ properties, the cracks became a crisis — they were losing tenants to competitors with better digital experiences.
Our Solution
We built the web application on Next.js with a separate React Native mobile app for property managers in the field — offline-capable so it works in buildings with poor connectivity. The Node.js NestJS backend handles all the business logic: automated lease renewal notices at 90/60/30 days, maintenance workflows with priority escalation and SLA tracking, and Stripe + PayPal payment processing so tenants can pay how they prefer. Owners get a real-time financial dashboard showing property-by-property P&L, occupancy rates, and maintenance spend. MLS integration syncs new listings automatically. PostgreSQL handles the relational complexity of leases, units, tenants, and owners without the query performance issues the client had with their previous MySQL setup.
